Our client is a premier luxury waterfront condominium community in West Palm Beach comprised of two iconic residential towers and more than 220 luxury residences. The community is known for delivering an exceptional ownership experience through outstanding financial stewardship, operational excellence, and white-glove service.

As the organization continues to invest in its future, they are seeking an experienced Director of Finance to serve as a key member of the senior leadership team and oversee the financial operations of the association.

Position Summary

The Accounting Manager will lead all financial and accounting functions for the association while serving as a trusted advisor to executive leadership and the Board of Directors. This individual will be responsible for maintaining the financial integrity of the organization through strategic planning, budgeting, forecasting, financial reporting, reserve management, audit coordination, and compliance with applicable accounting standards and Florida condominium regulations.

Key Responsibilities

Financial Leadership

  • Lead all day-to-day accounting and finance operations
  • Prepare timely monthly, quarterly, and annual financial statements
  • Manage month-end and year-end close processes
  • Maintain the general ledger and ensure GAAP compliance
  • Develop financial policies, procedures, and internal controls

Budgeting & Forecasting

  • Develop and manage the annual operating and reserve budgets
  • Prepare long-term financial forecasts
  • Monitor budget performance and provide variance analysis
  • Make recommendations to improve financial performance

Board & Executive Reporting

  • Prepare financial presentations for executive leadership and the Board of Directors
  • Present monthly financial results and key performance indicators
  • Provide financial analysis supporting strategic initiatives and capital projects

Cash Management

  • Monitor cash flow and liquidity
  • Oversee banking relationships
  • Manage investments and reserve funds
  • Ensure proper funding of capital reserve accounts

HOA Accounting

  • Oversee homeowner assessments and collections
  • Monitor delinquency trends
  • Coordinate special assessments when necessary
  • Ensure accurate owner account reconciliations

Audit & Compliance

  • Coordinate annual external audits
  • Prepare audit schedules and supporting documentation
  • Ensure compliance with GAAP and applicable Florida statutes governing condominium associations
  • Maintain strong internal controls and financial governance

Vendor & Contract Management

  • Review financial terms of vendor agreements
  • Monitor major service contracts
  • Oversee insurance renewals and financial reporting requirements
  • Support contract negotiations from a financial perspective

Leadership

  • Lead, mentor, and develop the accounting team
  • Foster a culture of accountability and continuous improvement
  • Partner cross-functionally with operations, facilities, and executive leadership

Required Qualifications

  • Bachelor's degree in Accounting, Finance, or related field
  • 7+ years of progressive accounting or finance leadership experience
  • Experience leading month-end close and financial reporting
  • Strong knowledge of GAAP
  • Experience preparing annual budgets and financial forecasts
  • Advanced Microsoft Excel skills
  • Proven experience presenting financial information to executive leadership or Boards
  • Strong analytical and problem-solving abilities
  • Excellent communication and interpersonal skills

Preferred Qualifications

  • CPA preferred
  • HOA, condominium association, community association, or property management finance experience strongly preferred
  • Experience with reserve studies and capital planning
  • Knowledge of Florida condominium financial regulations
  • Experience working with Boards of Directors
  • Experience with property management accounting software (Yardi, Vantaca, CINC, TOPS, or similar)
